Publix will open a store at 111 W 10th St. in Charlotte's Fourth Ward. But permits filed last summer reveal something changed. The project shrank from a planned 15-story mixed-use tower to just a single-story store with a two-story parking deck at the 1.44-acre site.

The site was part of Ten Tryon, which was proposed back in January 2020. Plans included office space anchored by a Fortune 100 company and a rooftop restaurant. Now? The grocery store moves ahead without the rest of Ten Tryon, according to Axios.

Harris Development Partners requested the permits. Armada Hoffler owns the land but didn't respond to requests for comment.

The Florida-based chain keeps growing in North Carolina. A Charlotte location opened at the Arboretum in September. Another opened at Clear Creek Crossings off Albemarle Road in May.

This store will become the third major grocer Uptown. A small Harris Teeter operates in Fourth Ward, and Whole Foods sits on East Brooklyn Village Avenue.

The planned site sits on North Tryon, where multiple projects have stalled in recent years. Seventh and Tryon, a $600 million mixed-use district planned by Mecklenburg County, stopped after the developer backed out in 2023.

Truist Bank, a potential office anchor tenant, also pulled out. County officials blamed challenges in the market for the delays.

City boosters and local government have tried to revitalize the area for years. Some projects succeeded. The Uptown main library is under construction. The North Tryon Tech Hub, which includes the UNC Charlotte Center City campus, opened.

The grocer declined to share an update on the location. Plans show the store will front Tryon, 9th, and 10th streets.
